How does a home buyer navigate this challenging market?

Buying a house in a real estate market with high prices, high interest rates, and low inventory can be challenging, but it's not impossible. Here are some strategies that homebuyers can consider:Financial Preparedness:Save for a Down Payment: Save as much as possible for a down payment, as a larger down payment can help lower your monthly mortgage payments and make your offer more attractive to sellers.Get Pre-Approved for a Mortgage: Before you start house hunting, get pre-approved for a mortgage. This shows sellers that you're a serious and qualified buyer.Budget Realistically: Be clear about your budget and what you can afford. Don't stretch your finances too thin, especially with high-interest rates.Work with an Experienced Real Estate Agent: An experienced agent can help you navigate the market, find hidden gem listings, and negotiate on your behalf.Flexibility on Location and Property Type: Be open to different neighborhoods and property types. Expanding your search area might lead to better options.Be Patient: In a competitive market, it may take time to find the right property at the right price. Is a Real Estate Career too time consuming and demanding?

Blog: Is a Real Estate career too time consuming and demanding?  I am frequently asked by those considering a Real Estate career about  what time contribution or working hours are required to make a decent living as a Real Estate Professional. So here are some thoughts on that. Yes, you can make a decent living but your personality, availability, time flexibility, organizational and people skills are key components to that possibility. First, let me address the time commitment and availability required. If you are a single parent with young or school aged children and not a lot of reliable child care (non paid) help, or perhaps are responsible for the care of an aging parent, this career may pose some difficulties. When do Realtors work? Most of the actual money making activities, referred to MMA in our training sessions, occur after 5pm during the week and all day on weekends. This makes perfect sense as buyers and sellers (our clients) are mainly available to see houses or consult with us outside of their work hours. So, to be available to your children (or aging parents requiring care) during the hours that are most important to them (after school activities, homework, dinner preparation and meal sharing; weekend activities and spending time with them), you can't be available to your clients.  I don't want you to think that you are free and don't work during the day, oh no, that is quite packed with tasks also.  Office meetings, networking and business events, broker open houses, training, Continuing Education requirements, conferences and conventions, property previews, taking listing photos and videos, meeting with appraisers, property inspections (4-5 hours), giving access and meeting agents on your listings, research; preparing marketing and CMA reports, buyer portfolios, brochures; installing signs & lockboxes and the list goes on! One would think I am trying to talk you out of Real Estate as a career choice. I am not. I guess I get weary after investing months and months of my time training agents who have an unrealistic expectation of the time and flexibility required of a professional Real Estate agent. Real Estate hours are often long and exhausting. We are expected to be available 24/7/almost 365 days a year and to be prompt with our response time.  Phone calls, emails, texts, showing & listing appointments, open houses, research and follow up are frequent and constant interruptions in our lives. This is really no such thing as an uninterrupted dinner or event, that is unless you want to risk loss of business. You also are "on call" for frequent last minute showing appointments. That is not easy if you are juggling child care or elder care and managing home responsibilities.  One might think I am trying to talk you out of a career in Real Estate. I am not. I guess I just grow weary of several months of training only to have the agent realize they just don't have the time required for this business. I want you to make sure you know what to expect. So who is this business for? Anyone who does not have a lot of time constraining, non flexible responsibilities. This business is for you if you do not have to "answer" to anyone, or "be responsible" for anyone in the event of last minute plan changes or if meals and everyday life gets interrupted (both frequent).  And you must be okay with your evenings and weekends belonging to your clients and not your friends and family. Don't get me wrong, you can be flexible, and you get to make your own hours, but your hours are at the "whim" of your clients. And if you try to have a life and do not have 10 or more actual appointments (just on actual appointments not including the other activities mentioned above) per week (each lasting 2-3 hours or more), your income will be more on par with a retail check-out clerk, and not anywhere near the income that you may hope to make.   If you are a friendly, time flexible individual with good people skills, then you are a prime candidate for a successful career in Real Estate . If you are able to have a variable and accommodating schedule, a Real Estate career can be VERY lucrative and well worth the effort. Making your home "age in place" friendly

If you love your home and plan to live it in through your retirement years, you'll want to be sure it's safe for you as you face some of those little challenges aging presents. Assess your home and see if there are any changes you may need to make. Doing so will not only reduce the risk of injury, but it will also give your loved ones peace-of-mind, especially if you live alone. Here's what you'll want to inspect as you consider aging in place: 1. Bathroom handrails. Next to the toilet and tub are top choices. Not only are they there for moments of instability, but they can help you raise and lower yourself more easily. You might also consider converting to a walk-in shower with a seat. 2. Non-slip surfacing. Showers and tubs are much safer if you reduce the chance of slippage. Having coating installed to facilitate your grip is a good idea. 3. Stairway railings. Both inside and outside stairways should have sturdy, useful rails (i.e. not just decorative). 4. Ample lighting. Consider adding lighting indoors and outdoors. Decreased visibility is a major contributor to falls. Lighting also adds security by deterring would-be burglars. 5. Sharp edges. Tables, countertops, and other areas were sharp edges are likely to be found should be replaced with rounded surfaces. 6. Flat thresholds. Transitions from room-to-room should be as bump-free as possible. You may be used to stepping over the occasional random stair or elevated threshold, but you might not be so agile as you age. 7. Storage height. If you've been used to climbing up and down step ladders to access your storage spaces, look for alternative storage options. 8. Furniture support. Is your couch too low? Do your chairs have arm rests for support? Are countertops too high? Find the sweet spot where comfort and safety meet. Home size is often an issue as well, especially if there are upkeep and maintenance issues to consider. Use Carousel- a Dropbox mobile app- to share photos

Dropbox is one of the most powerful and useful cloud data storage services available. It's a great way to use files across computers, backup important files, and share media with friends. As Dropbox has become a convenient location for files, the company has recently expanded the number of features it offers as well. Now Dropbox has launched Carousel, a mobile app which is focused on backing up and sharing your photos. Available for both iPhone and Android devices, the app syncs to your Dropbox Camera Uploads folder. According to this extensive hands-on review of Carousel: "...if you're already a Dropbox user, redundantly backing up images is never a bad idea, and you have nothing to lose with the Dropbox utility. Carousel, in this case, just makes everything easier to see, find, and share." American Flags will be placed in Pequannock Township on May 23rd.

American Flag Planting in Pequannock Township for Memorial Day (edit/delete) AMERICAN FLAG “planting” is an annual event of Century 21 Crest Real Estate in Pompton Plains.  Each year our office purchases over 2000 American Flags that are placed along the 2.8 mile stretch of Newark Pompton Turnpike and Jackson Avenue in Pequannock Township.  Our Realtor agents, friends and family volunteer to walk and hand place the American Flags and will be doing this again on Thursday, May 23rd.   We started this tradition over 10 years ago when one of our agents, Colleen McMahon, observed a patriotic display of flags in a local Bergen County town.  She brought the idea to our Broker, Patricia Wojtyszyn, who immediately agreed that it was an excellent way for our office to participate in the Memorial Day events of Pequannock Township.   This became a tradition that we purchase and place AMERICAN FLAGS the Thursday before Memorial Day so they will be in full display for the Pequannock Township Memorial Day Parade on the following monday. Memorial Day is a federal holiday observed annually in the United States on the last Monday of May. Use Dropbox-Dump That Thumb Drive BY MARIE EPISALE, REALTOR, ePRO, RECS, IMSD June 8, 2012As far back as I can remember, storing and preserving files has been an important element of computer use.  I may be dating myself, but I have used floppy disks (they are still piled high in my desk cabinet at home), rewritable CDs, Zip disks, and then USB sticks or “thumb drives”What all of this wonderful technology did allow us to somewhat safely save our files, accessibility to those files when you needed them remained a challenge.  How often were you at work and wished you remembered to bring your thumb drive with those listing photos on it.  I walked around for almost a year with a thumb drive on a lanyard around my neck just so I would always have access to my files when I needed them.We now have access to a great tool that solves these problems.  That tool is Dropbox.comDropbox is a free service that lets you bring your photos, files, docs and videos anywhere and share them easilyDropbox is a simple way to have access to all your files no matter where you are.. With your free account you will have 2gb of storage in “the cloud” to use however you need it.You will have access to your files and information from any computer that you might be sitting in front of or through your smartphone (dropbox app). You’ll have instant and easy access to  your files, documents, photos, video, or anything else you have chosen to store in the “cloud” of Dropbox.The real cool feature of this service is that your files are “synced” with all of your computers and devices.  As you save the file on the computer you are working on to Dropbox (or upload the file  if on a public computer), your file will automatically “sync” to the cloud and will update on your other computers (immediately if they are powered on - or as soon as you power up).  I get a real kick out of seeing the floating message  “dropbox file x updated” on the screen of my iPad or Mac Air instantly as I save the file on my office PC.  It is also amazing that my PC in my Florida Condo and on my Desk at home will have that “synced” information as I next power up those computers. Another thing I like is that I use Dropbox as a “back up drive”, so If I have a hard drive crash on one of my computers, I know that most of my information is safe on the cloud and accessible to me.Here are some of the ways I use Dropbox in my Real Estate business: Each listing gets a designated Dropbox Folder in which I store: Listing photos Listing documents - listing agreements, seller disclosures, surveys and other pertinent paperwork. Offers and contracts received Transaction paperwork such as Attorney letters, Mortgage correspondence, Inspection reports. My email correspondence and notes with my clients Buyer client folders correspondence listings shown Contracts and Transaction processing docs and correspondence. For sharing large files, videos or photos with others Seminar and Webinar notes and transcripts Training materials - For my clients and my agents I have an “agent share” folder that our agents have joined that has pertinent and timely information such as law changes, rules & regulations information. Market Reports - e.g. I subscribe to Otteau.com and download monthly market reports which I save in my “Otteau Folder” on dropbox.  I can access these reports quickly when on a listing presentation or when discussing a particular market at our office meetings. When I need access to a specific file from all of my devices – such as presentations, marketing materials, and music. To file my blog postings websites 9.  Have your presentations – buyer, seller, short sale, etc – available in your Dropbox for a quick presentation anytime.10.  Have a true “on-the-go” office by using Dropbox anytime you save something and it won’t matter if you change computers. You will still have access to everything.Go get your free Dropbox.com account now and start by adding your presentations and any marketing material that you want easily accessible.Other “cloud” storage tools are Google Drive (newer and very like dropbox) and Evernote (which has so many useful Real Estate business applications it is fodder for another blog).Take care and happy file storing!

American Flag Planting in Pequannock Township for Memorial Day

AMERICAN FLAG “planting” is an annual event of Century 21 Crest Real Estate in Pompton Plains.  Each year our office purchases over 2000 American Flags that are placed along the 2.8 mile stretch of Newark Pompton Turnpike and Jackson Avenue in Pequannock Township.  Our Realtor agents, friends and family volunteer to walk and hand place the American Flags and will be doing this again on Thursday, May 24th.  This year, Boy Scout group 144 will also be assisting us in this event.We started this tradition over 10 years ago when one of our agents, Colleen McMahon, observed a patriotic display of flags in a local Bergen County town.  She brought the idea to our Broker, Patricia Wojtyszyn, who immediately agreed that it was an excellent way for our office to participate in the Memorial Day events of Pequannock Township.   This became a tradition that we purchase and place AMERICAN FLAGS the Thursday before Memorial Day so they will be in full display for the Pequannock Township Memorial Day Parade on the following monday. Memorial Day is a federal holiday observed annually in the United States on the last Monday of May. It is a day to commemorate all Americans who have died in all wars and while serving in the United States Armed Forces. History of a Social Media Listing. Can Social Media get you Business?

Can you REALLY get Real Estate business from Social Media? Marie Episale, REALTOR, ePRO Century 21 Crest Real Estate, Pompton Plains, NJ The beginning: I was just being "Real Life" social... I showed a rental listing in Ringwood to a friend.   I parked my car in the driveway and when getting out of my car, I saw the next door neighbor.  I smiled and said "Good morning  - How are you today?".  I introduced myself and told her I was showing the house.  That was it.  I showed the house and left.The following week, I got a phone call from the "neighbor".  Turns out she and her husband owned the "rental house" also, and the listing was expiring and they wanted me to list the property.  They said they were impressed by my enthusiasm, friendliness and big smile when I showed the house the previous week.So, I found myself the listing agent of a Ringwood, NJ Lakefront Rental property.Here's where the Social Media comes in.   In the Real Estate Profession, I wear many hats.  I am Sales Manager, Trainer, Technology go-to person, and I actively List and Sell Real Estate.  I am a firm believer that I need to be " in the trenches" and "walk the same mile" that my agents walk, so I can be better prepared to guide them in this ever changing business.  Luckily, the management setup in our office provides both a Broker (Patricia Wojtyszyn) and a Sales Manager (myself) so there is always someone available for the "need help now" situations even if one of us is out in the field. Back to the Social Media roots of Listing and Buyer clients.  I am constantly learning new ways to get and promote our Real Estate business, and like to "try things out" when I am in the field.  In evaluating this listing, I felt that it really needed some Craigslist love and NYC marketing, so I exposed the listing to this market. I got A LOT of inquiries and requests to see the house.  So, whenever I drove to Ringwood to show this rental listing, I would pull over along the way and "Check in to Foursquare".  I would also take photos (iPhone) of a different areas of the town or place along the way.  So, my "Ringwood, NJ" posts were frequent.  I would rotate posts to Twitter, Foursquare and FaceBook.THE LISTING:  I got a direct FaceBook message from a "friend" that she and her husband needed a Realtor to list their home in Ringwood.  I didn't recognize the name, but responded immediately and it turned out that she and her husband already had two Realtors do a CMA and they couldn't decide who they wanted to list the property.  The problem was solved when the wife told her husband "No problem, I know who we will use.  I have a friend who is in Real Estate and who is an expert in Ringwood".  They meant me - and I was a "FaceBook friend" - not a "real life" friend. I later figured out that this person was a friend of a friend and we had become "connected" along the way on FaceBook.  So I was her "friend" too.  She told me that she saw all my posts and photos on FaceBook and knew they had the Realtor that knew Ringwood best.  HOUSE LISTED AND SUCCESSFULLY MARKETED!BUYER CLIENT:  One day while I was showing the Rental Property and waiting for my client to arrive, I "checked in" to Foursquare (which auto posts to FaceBook).  I had already created a "place" giving the property address as the location.  After I showed the house, and the client went on their way, I noticed a car parked outside the driveway.  The person rolled downed the window and yelled out to me using my nickname from 25 years ago (Eppie).  I used to work with her at Chilton Hospital where I was a Nurse Supervisor in the Emergency Department.  She lived in the area and would notice my FaceBook posts and noticed my Post (via Foursquare) that I was "on location" that day.  She hopped in her car and came right over and waited for me to be done with my showing.  Her son was in the market to buy a home and she was so excited to know that I was active in the Real Estate profession and that her son would be in good hands.  COMMITTED BUYER CLIENT.LISTING PROSPECT - FUTURE BUSINESS:I was showing homes in Ridgewood, NJ to another friend.  Ridgewood is in my service area but is about 30 minutes away.  We saw DOZENS of homes.  So, I had DOZENS of postings to Twitter, FaceBook and Foursquare.  I got a call from a good friend (I had her home listed) - She was being transferred out of state and eventually her Mother would be relocating there also.  Her mom lives in Glen Rock (next to Ridgewood) and my friend "had no idea" I was able to list homes in that area.  She was just about to research agents to go and evaluate her mom's house, when she saw my posts and frequent check-ins to the Ridgewood area.  So, within a week, I met with "mom" to evaluate and make suggestions for an eventual sale.TWITTER- (a micro blogging site)Twitter is real easy to post to and only allows up to 140 Characters per "tweet".  I often use Twitter as a platform where I not only "tweet" things such as "showing houses in Kinnelon, NJ., I just love being a Realtor", I also  "tweet" positive quotations and motivational messages.  One of my "followers" was also a "positive message tweeter" himself.  Turns out he lives right near me in Kinnelon and also happened to be in the market to buy a home.  He "followed me" because of my "positive quotation tweets" but because he followed me, he also saw my Real Estate tweets.  WE, OF COURSE, CONNECTED IN REAL LIFE FOR REAL ESTATE. CONSUMERS, FUTURE CLIENTS:  Check out where your agent is active.  What is their knowledge base?  Are they technology saavy?  Do they know the market where you want to buy and/or sell? SOCIAL MEDIA HAS THE ANSWERS.  Check out your agent on Twitter, FaceBook and LinkedIn.  What is their Klout Score?

Photo Blogging for REALTORS - Posterous

 POSTEROUS - PhotoBlogging Marie Episale, Broker-Salesperson, ePRO, RECS Posterous is a shortblogging & sharing company and a product that makes it simple to share across the internet and mobile communities.  Posterous was recently Attention REALTORS -  Photo Blogging Your Way to the Top of the Search Engines There is no question that blogging and posting on Social Media can be a powerful tool to help you and your Website get noticed.  Getting "google juice" from "Photo Blogging" is a quick way to do this.  Using "photo blogging" is quick and easy if you are trying to avoid blogging or posting activities that are more time consuming. Here's how.  Use Posterous.  Photo Blogging - From your Smart Phone to Blog Post in less than 90 Seconds Flat. Photo blogging is a way to take advantage of the activities you do anyway - every day.  You look at properties and you use your cell phone.  So, why not combine those activities to create fresh search engine content. HOW TO DO THIS: STEP 1 – Snap a photo of one of your listings or another local area listing of interest. STEP 2 – Send that photo via a composed email with the address of the listing as the subject line and a short description & price of the property. STEP 3 – Send the email to a special address (given to you as a member of Posterous) that once received will instantly post your subject line as the blog post title, insert the photo and will include the description that was in your email body. In order to do this, a little preparation IS required.  You need to set up a free account at www.Posterous.com.  Once you have set yourself up (give them your contact information and cell phone number), you will be able to send your cell phone posts to "post@posterous.com" and IT WILL KNOW WHO SENT IT.  (amazing, isn't it?). If you are interested, there are more things you can do with your online Posterous account that will maximize your Internet exposure and "Google Juice". Posterous has been recently acquired by Twitter, but so far there are no announced changes in the way it all works.  Take the ride while it's there!
